Draft Version Of The New London Plan Released

The long awaited draft version of the new London plan, released today, represents a significant shift in planning policy direction.

In particular, the new plan focuses on the increased delivery of affordable homes that are in desperate need in order to meet existing and projected population growth. It seeks to fast track planning applications that can meet this requirement in order to speed up the delivery of new affordable homes.

Whether London’s private house-builders and investors, in association with Housing Associations, will actually be able to deliver the increased affordable housing requirements will be the principal question.

In our view viability is the key to unlock London’s residential needs; especially in the Outer London Boroughs, which to date generally do not want to see significant increases in housing densities and continue to restrict any development in the green belt. The plan’s implementation will therefore require a change in attitudes if an uplift in densities is going to be realised.
